Miami-Dade and Broward are the HVHZ. Roofing products need a Miami-Dade Notice of Acceptance (NOA), fastening and underlayment follow stricter rules, and the roof is designed for winds well above 170 mph.
Full re-roofs require a county or city permit, several inspections, and the owner signs the county’s roofing notification form. The contractor pulls the permit. Be wary of anyone who offers to skip it.
Insurers may require an inspection on a roof that is 15 years or older and can decline coverage if it lacks a few years of useful life. A contractor’s Remaining Useful Life certification, or a new roof with a wind mitigation report, is usually what keeps or lowers a policy.

No. We are a referral line. When you call or send a request, we pass it to an independent roofing contractor who serves your area, and they contact you. We do not perform, price, or warranty any work.
Full replacements always do. Many repairs do too, depending on size and what is being replaced. The contractor knows the threshold for your city or unincorporated county and pulls the permit when one is required.
Florida lets insurers ask for an inspection on roofs 15 years or older. A licensed roofing contractor can inspect it and, if it has enough life left, issue a Remaining Useful Life certification you send to the insurer. If it does not, the same contractor can quote a replacement. Ask for the roof-condition inspection when you call.
Not always anymore. Since 2022, a roof that was built or repaired to the 2007 Florida Building Code or later (generally installed after March 2009) can be repaired section by section. Older roofs may still need a full replacement once repairs pass 25% of a roof section. The contractor and the permit office decide which case yours is.
